Pros and Cons of Selling "By Owner"

Before you make a final decision to sell your home FSBO you need to honestly consider the pros and cons of your decision.  

PROS

  • You don't have to pay high commissions on the sale of your home.
  • You don't have to risk getting an inexperienced licensee when you list your home.
  • You control the showing times and don't have to have a lock box on your home.

CONS

  • You are completely on your own when it comes to pricing your home, getting your home in top showing condition, negotiating, problem solving and closing your sale.
  • You have to pay for all of your own advertising and marketing.
  • You have to figure out what to disclose to your prospecting buyers.  What a big liability if you get it wrong.
  • If you want to make sure you do every thing legally, you need to hire an attorney.  But you need to find one who really understands real estate law.  There are some who can't understand why real estate contracts are so long...and actually brag about writing a short contract.  The contracts are long because they cover problems the have happened over the years.  An attorney without experience is worse than no attorney.....you still have to pay them!
  • You have to be present at all showings, taking the risk to your personal safety.
