Step 11:  Solving Problems Along The Way

No matter how much work you do earlier, you will most likely encounter some problems along the way.  If not handled property, your sale could fall through. 

We would love to give you a complete list of the problems that can happen, but it is impossible to do!  Those of us in the industry know that new problem happen all the time, but the key is being able to understand exactly what the problem is and be flexible enough to solve it.  

This is the hardest part of selling a home.  It's relatively easy to find a buyer (if the house is priced right, in great showing condition and located in a great area), but the hard part is keeping the sale together until closing.  Closing companies say that about 50% of the FSBO sales fall apart before closing because of problems along the way.  Both parties get emotional over the problems.  After all, it's their own property or their own dream home at stake.  Real Estate professionals add the extra layer to help prevent emotions from clouding the real issues so a solution can be found.  That's why real estate professionals have a MUCH smaller percentage of their sales fall through before closing.  If we had 50% we wouldn't stay in the business!
